Out of combat Regeneration

How do i make a trigger that regenerates units while out of combat and deactivate for an attacked unit that enters in combat, but continues for others. Even a trigger that works for single target would be ok.
A little help would be appreciated

One solution would be to give all units a natural regeneration AND a regeneration aura with negative regeneration targeting only enemy units.
This way you could not generate as long as enemies are nearby.

Alternatively you could give all units a regeneration aura ability that targets only SELF. With a trigger you could remove it and add it back to a unit after some time when the unit is attacked or is attacking.
