Respawn item every 60 seconds - but if there's already an item it shouldn't respawn

Ok, so what I'm trying to do is to have an item respawn every 60 seconds but if there's already an item at that region, a new item shouldn't be created. As for an example, let's say that;

Rune of Speed spawns in RegionX and someone runs by and picks it up/uses it. Then after 60 seconds a new Rune of Speed should be created in the same region.

If no one picks it up/uses it, however, after 60 seconds it shouldn't spawn again until someone gets by and picks it up/uses it.

Tell me if you don't get it and i'll try to explain in a better way.

I tried some lousy trigger but it didn't work and then I tried tweaking it, but it still didn't work. So now I'm stuck with this lameass-trigger;
(To be honest, I have no idea what to do here)

Trigger:
  • Berserk
    • Events
      • Time - Every 60.00 seconds of game time
    • Conditions
    • Actions
      • If (All Conditions are True) then do (Then Actions) else do (Else Actions)
        • If - Conditions
          • ((Item-type of (Random item in Berserk1Spawn <gen>)) Equal to Berserk!) and (((Matching item) is in Berserk1Spawn <gen>) Equal to True)
        • Then - Actions
          • Do nothing
        • Else - Actions
          • Item - Create Berserk! at (Center of Berserk1Spawn <gen>)


Now, I know I'm not the best at making triggers and stuff, but any directions will useful. Also, I suspect that this leaks. In fact, I suspect all my triggers leak, but how do you know if it leaks? Something particular I should be looking at when trying to determine if some triggers leak?

            • If - Conditions
              • (Item-type of (Picked item)) Equal to Rune of Dispel Magic
            • Then - Actions
              • Set Integer = (Integer + 1)
            • Else - Actions
      • If (All Conditions are True) then do (Then Actions) else do (Else Actions)
        • If - Conditions
          • Integer Less than 1
        • Then - Actions
          • Set Point = (Center of Region 000 <gen>)
          • Item - Create Tome of Experience at Point
          • Custom script: call RemoveLocation(udg_Point)
        • Else - Actions


Here's one way to do it. This creates the item every 60 seconds if there's no rune there. And not 60 seconds AFTER it is taken. If you need that, tell me.

Also, yes, it needs to be 60 seconds after it is taken.

Nevermind what I just said, that trigger should work.

    • Actions
      • Countdown Timer - Start Timer as a One-shot timer that will expire in 60.00 seconds

Trigger:
  • Trigger 2
    • Events
      • Time - Timer expires
    • Conditions
    • Actions
      • Set Point = (Center of Region 000 <gen>)
      • Item - Create Tome of Experience at Point
      • Custom script: call RemoveLocation(udg_Point)


I see, you can just do the above instead.

Welll, really depends on you, your map, and the gameplay you want for your players. I'd use the timer, to stop people from abusing it, let's say he picks up a rune at 1:59 and another spawns at 2:00. So he gets 2 at a go. But then again, it might be strategy. So it's really up to you.
